Selling to Russians News: What Russian buyers ask about May 02, 2017 |
Hi Everyone, Lately I've browsed a lot around Russian international real estate forums and questions-answers on portals to learn what the Russian buyers of international real estate are interested in. Of course, there are plenty of various questions about particular family circumstances and particular countries, but I have tried to summarize and generalize. Here is a rather typical request on one of the major international real estate portals in Russia: "I'd like to acquire a retail commercial property with a tenant in Europe for 1 to 2 million Euro. That's why I have the following questions: The tax system in the country of choice? Can I buy as a person or as a company? Can I obtain a credit and what will be the interest if yes? Could you describe a case of income-expenses for a store of 1 000 sq. m. priced at 1.5 million Euro please? Thanks!" Do you see that you have an opportunity as a seller or realtor here? I mean if you sell a commercial property, then supply as much info as you can only disclose, and the Russian buyers would talk to you, not to your competitors. Leaving alone some questions about particular issues of international real estate for the Russian buyers, we can group the general questions that the Russians search answers for, in the following clusters (concerning actually to any country of the world): = Pricing per sq. m. for residential properties, taxes and fees, what documents are required at closing, and whether the Russian buyer needs a translator? = Is it possible to rent the residential property out after purchasing it, and can it be done under a local reputable managing company? = How should the Russian buyer pay for his purchase, can he get a mortgage and what would be the interest if yes? = Can the Russian buyer obtain the right to live in the country with his real estate purchase and what is the process if yes? So, if the Russian description of your property for sale answers such questions (those that relate to your case), you are already on top of your competition in the eyes of the potential Russian buyers.
