Who is Going to Buy Your Property-for-Sale? Portrait of a Russian Buyer

Recently we have talked a lot about areas/countries of the world where Russians are buying properties nowadays, and thus come to the conclusion that their demand has shifted somewhat as a result of sanctions. However, for the best marketing and then successful sale of your property you'd like to know exactly:

- Who is your buyer and what does he want?

- What is the best way to reach him with your property-for-sale offer?

Although foreign real estate buyers for each country and type of property might differ, there are 3 motivated groups of Russian buyers for international properties in general:

1. investing abroad

2. relocating abroad

3. pursuing personal/family goals

First let's look at investing into an international property with the goal of getting profits from renting it out. It definitely applies to you if you know that your property-for-sale might be suitable for such a landlord's future goal (for example, it's near the beach in a popular vacation destination, or in a city where international business is developing, or in a university town, etc.). Well, if your property-for-sale might be an investment property for a Russian buyer, then he would like to know about his future profit first of all. This is more important than other features of the property and you have to include the following numbers in your property description:

-yearly payments he will receive from renting this property out

-yearly expenses of maintaining the property - to deduct from the rent received

-purchasing price - to divide the amount above and multiply by 100 to get the profit in percentages

Actually, this way he can get the picture of ROI (return on investment) for this property. It's the basic calculation without taking into consideration some details like inflation, changes in the market of local rentals, etc. - but more on these will come later in discussions.

Where do you get all the info required? It's easy if you already use your property-for-sale as a rental and have all numbers ready, but if not then it's always possible to find the stats in your area. Need help with that?
