Who is going to buy your property-for-sale? Portrait of a Russian buyer - part2 August 01, 2024 |

Last time we started talking about: - Who is your buyer and what does he want? - What is the best way to reach him with your property-for-sale offer? And discussed the first of the three motivated groups of Russian buyers for international properties: 1. investing abroad 2. relocating abroad 3. pursuing personal/family goals Now let’s have a closer look at the needs of the buyers who are going to purchase a property in your country with the goal of relocating there, and how to meet their needs. Of course, we assume that you have already done your research on the terms and conditions your country offers to foreign real estate buyers and are aware of the two things: your property-for-sale suits your government’s regulations and there are no restrictions to sell to Russian buyers because of the sanctions. In general, Russian communities exist in many countries of the world, and before sanctions they were buying real estate all over the globe, which is not the case nowadays. Some countries have restrictions, while others don’t. If your country doesn’t have restrictions, then it’s to your advantage of course as Russians would bring their money to invest just in your country and property. Why do Russians want to buy a property in a country that allows to obtain a second passport and why do some countries want them as real estate buyers? It’s a win-win situation: the buyer receives the rights to travel, do business or work in his new country, etc., and the country receives the buyer’s investment, taxes, fees, etc. Rules and laws regulating foreign ownership of real estate vary in various countries and also change once in awhile, but as a general feature they contain some minimal amount of money being invested to become a lawful resident with the rights that other people of the country enjoy. And usually it’s a rather significant amount, thus most of the time this is an option for wealthy buyers of properties in the middle and high range of real estate prices. Keep in mind that if your property price is around this government’s threshold, it might be worth considering a Russian buyer as he wouldn’t negotiate down below the threshold not to lose all the advantages of his purchase.
